# GENERAL TERMS AND CONDITIONS FOR PROVIDING ACCOMMODATION SERVICES

## 1. INTRODUCTORY PROVISIONS

### 1.2. Facilities managed by Kalamota Nekretnine
**Villa Brijuni** (Ladonja 24, Varvari, Poreč)
5 apartments: Toronda, Vanga, Kozada, Galija, Madonna (total 22 beds)

**Villa Lucca** (Feričanci)
Large house (220 m²), Small house (60 m²) + Barbecue/Dining room (100 m²) on a fenced property of 4000 m²

### 1.3. Application of the terms
These General Terms and Conditions apply to all tourist reservations via Booking.com, Airbnb, MyRent, directly or through other portals. Acceptance of the reservation and payment of the advance payment means unconditional acceptance of these terms and conditions.

### 1.4. Applicable regulations
All facilities have a valid decision on the approval of the provision of catering services and categorization according to the Regulation on the classification and categorization of household facilities (Official Gazette 54/16, as amended).

## 2. RESERVATION AND PAYMENT

### 2.1. Reservation confirmation
The reservation becomes binding after Kalamota Nekretnine receives the paid **advance payment in the amount of 30% of the total accommodation price**. The guest must pay the advance payment within **7 days** from the date of confirmation of availability.

### 2.2. Payment of the balance
The remaining amount (70%) is **MANDATORY paid at least 28 days before the date of arrival** via:
– **Bank transfer**
– **Card** (via secure link)
– **PayPal** or other online payment methods

**Cash at check-in is NOT allowed**

### 2.3. What is included in the price
– Overnight stay in the booked accommodation unit
– VAT (value added tax)
– Tourist tax according to the current price list
– Final interior cleaning
– Bed linen, towels, kitchen linen
– Use of the swimming pool (Villa Lucca), parking, WiFi internet
– Registration of stay (eVisitor)
– Electricity, water, gas

### 2.4. What is not included
– Guest insurance against trip cancellation
– Additional services as agreed

## 3. CANCELLATION OF RESERVATION

| Cancellation period | Conditions

| **More than 14 days before arrival** | **Refund of 100% of the paid advance** (FREE) |
| **13-7 days before arrival** | **50% of the total reservation price is retained** |
| **Less than 7 days before arrival or no-show** | **100% of the total reservation price is retained** |

**Example:** Reservation 1,000 EUR (advance payment 300 EUR):
– 15 days before → Refund 300 EUR
– 10 days before → 500 EUR is retained
– 5 days before → 1,000 EUR is retained

## 4. ARRIVAL, DEPARTURE AND REGISTRATION

**Check-in:** 16:00–22:00 (late with 24h notice)
**Check-out:** until 10:00
**eVisitor:** Mandatory registration of all guests with valid documents

## 5. SECURITY DEPOSIT

**Payment method:** Bank transfer / Card authorization / PayPal
**Refund:** 7 days after check-out (if no damage)

## 6. HOUSE RULES

– **Maximum number of guests:** According to reservation
– **Peace:** 23:00–08:00
– **Prohibition:** Parties, parties, smoking inside
– **Pets:** By agreement +50 EUR/week
– **Pool (Lucca):** 08:00–23:00, children under supervision

**Breach = loss of deposit + cancellation of reservation**

## 7. RESPONSIBILITY

**Guests are responsible for:** Damage, loss of keys (100 EUR), mess
**Kalamota is NOT responsible for:** Theft, breakdowns (24-48h repair), force majeure

## 8. FORCE MAJEURE
Full refund or change of date for earthquake, epidemics, government bans.

## 9. PRIVACY
Data only for reservation and eVisitor (GDPR). Deletion after 5 years.

## 10. FINAL PROVISIONS
